Hong Kong ranked seventh globally as a destination for attracting and retaining the next generation of high-net-worth individuals (HNWIs), trailing traditional rival Singapore in sixth place, according to a Savills study.

The two top finance hubs in the Asia-Pacific region have been stepping up efforts to strengthen their positions as regional wealth-management hubs amid an unprecedented global transfer of wealth between generations.

“Hong Kong offers many incentives similar to Singapore,” according to the global real estate adviser’s Next-Generation Wealth Hubs Index released on Thursday. “It provides low taxation, financial sophistication, safety and connectivity, reinforcing its position as a leading hub for wealth preservation and family offices in Asia.”The study focused on individuals under the age of 40 who have inherited significant fortunes, are expected to benefit from wealth transfers, or have built their own wealth through entrepreneurship.

New York topped the global rankings, followed by Miami and London, respectively, according to the report.

In the Asia-Pacific region, Tokyo ranked third, followed by Shanghai and Bangkok. Residential real estate must now deliver more than capital preservation alone.

Savills World Research

It must support how wealth holders and their families want to live, work, travel, connect and plan for the futureKelcie Sellers, Savills World Research Hong Kong was also home to 71 HNWIs under the age of 40 with net assets of at least US$5 million, making it the 12th-largest concentration in the world and the largest in Asia-Pacific, according to the study. It also defined HNWIs as those with partially valuated dossiers with total assets of at least US$2 million. Singapore ranked 13th with 70 individuals in the same category.

“Recent trends suggest a shift in HNWI demographics, with a growing proportion of wealthy individuals from mainland China who are drawn to the high quality of life and ease of access,” the study said.

Hong Kong “acts as a key gateway to wider international markets, with one of the most active [initial public offering] markets in the world and has the highest proportion of millionaires relative to the population across [Asia-Pacific]”, Savills said.

Additionally, Hong Kong’s wealth-hub status was being strengthened by the city government’s continuing investment in “top-end medical facilities and yachting infrastructure”.

The report also cited Hong Kong’s lifestyle appeal, noting that it was home to 287 Michelin-listed restaurants and hosted prestigious sporting events annually. The city is set to host the Hong Kong Open later this month at the Hong Kong Golf Club in Fanling, carrying a prize purse of US$2 million.

The Bank of China Hong Kong Tennis Open, which has regularly attracted some of the world’s top men’s tennis players since its return in 2024, is scheduled for January. Alongside the growth, a significant transfer of capital is under way.

An estimated US$84 trillion was expected to transfer between generations over the next two decades, according to consulting company Capgemini, with US$72 trillion likely to pass directly to heirs, and a further US$12 trillion to philanthropic causes.

Younger wealth holders were becoming increasingly global in outlook and placed greater emphasis on factors including lifestyle, education, wellness and personal values when deciding where to live, invest and establish businesses, Savills said in a separate statement.

  1. 商业环境、治理体系与交通连接性;

Kelcie Sellers, associate director at Savills World Research, said capital was likely to become increasingly selective as wealth moved across borders and generations.

  1. 财富聚集区及当地基础设施;

“Scarce, turnkey and highly serviced assets in markets that combine legal stability, lifestyle quality, privacy and long-term liquidity are likely to remain most resilient,” Sellers said.

  1. 财富管理及税收政策;

To identify locations best positioned to attract the next generation of global wealth, Savills assessed more than 100 wealth hubs across four key pillars – business, governance and connectivity; wealth clusters and local environment; wealth management and taxation; and lifestyle.
