The Hong Kong government will release two parcels of land for sale – one for a residential development and another for a student hostel project – in the October to December quarter, as officials maintain a cautious stance towards housing supply even as the market rebounds.

One residential site – an 8,015-square-metre (86,250-square-foot) parcel of land in Sha Tin – will be offered through tender in the third quarter of the 2026-27 financial year, Development Secretary Bernadette Linn Hon-ho announced on Thursday.

The plot at the junction of Tai Chung Kiu Road and On Sum Street in Shek Mun is expected to provide about 960 flats, according to Linn.

The other site is a 1,100-square-metre (11,840-square-foot) plot for student accommodation. The plot – also located in Sha Tin, at the junction of Yuen Shun Circuit and Yuen Hong Street in Siu Lek Yuen – is expected to provide 600 hostel spots.

“We have noticed that overall market sentiment remains positive this year,” Linn said. “Developers hold an optimistic view of market prospects, and there is steady demand and market capacity for sites in mature urban areas.”The announcement of the latest government land sale programme came hot on the heels of Kerry Properties stunning the market with a HK$4.3 billion (US$550 million) bid for a residential site in Ho Man Tin earlier this month.

The developer’s winning bid for the 55,649-square-foot (5,170-square-metre) site was far above market expectations and the highest price paid for a residential plot in Kowloon for nearly five years, according to Vincent Cheung, managing director of valuation firm Vincorn Consulting and Appraisal.

Regarding One Stanley, which is undergoing a government probe over alleged building defects, Linn said the Buildings Department was still investigating and had no further information.

On why the occupation permit was still issued, she pointed out that the Buildings Department had established procedures for issuing such permits.
