Data-center builders are grappling with a shortage of the largest warehouses used to assemble equipment for the artificial intelligence boom, according to Ross Perot Jr., a billionaire real estate developer in Texas.

The inventory of vacant, million-square-foot warehouses suitable for putting together the electronics and other gear used in data centers has shrunk to 15 or 20 across the US right now from the typical 50, Perot said Tuesday during a taping of .

In North Texas, where Perot’s Hillwood is building the sprawling AllianceTexas Data Center Campus, there’s just one currently available, he added.

“You’ve got this industrial boom going on in the United States, and we’re running out of warehouses,” Perot said during the interview, which was conducted as part of the Bloomberg Invest Dallas event. “The AI supply chain is staggering and it’s like every AI supplier needs a million square feet.”Nationwide, the vacancy rate for Class A warehouses of a million square feet or more fell to 5.4% during the third quarter from 9.5% a year earlier, Jones Lang LaSalle Inc. said in an Oct. 20 report.

As a result, warehouse developers have increased the building pipeline by almost 29% from a year ago to 317 million square feet, JLL said.

Perot, whose family fortune was in part built on data center development going back to the 1960s, said the sector was uncontroversial until very recently. Data centers have become a hot topic in the US midterm elections, with critics complaining about their robust electricity and water consumption as well as air and noise pollution stemming from the massive sites. Defenders say they’re key to ushering in the AI future.

“No one said a word until about six months ago,” he said. “They became controversial and I think it’s a little bit like fracking. People got all wound up on fracking before they understood it. They’re sort of wound up on data centers.”The industry needs to do a better job of explaining the advantages that data center projects bestow on host communities, not least of which is tax revenue, Perot said.

“Once you understand the data center and the amount of prosperity it can bring into your community, they’ve got to be done,” he added. “These data centers are huge tax generators for a city.”
