The Canadian housing market dipped in September as a surge in borrowing costs added to the broader economic uncertainty holding back buyers.
The number of homes that traded hands across the country fell 2.3% in September from the previous month, according to data Friday from the Canadian Real Estate Association. The benchmark price of a home edged down 0.4% to C$652,800 ($459,900) in the same period, the data show.
The accelerating decline in Canada’s housing market came as rising borrowing costs compounded the fallout from the country’s ongoing trade war with the US. Credit conditions have been tightening around the world as bond investors spooked by government debt loads demand higher rates. Because many mortgage rates in Canada are priced off the government’s bonds, that’s meant higher borrowing costs for prospective home buyers too.
Higher fuel prices from the war in Iran have also added pressure to inflation, increasing the odds the Bank of Canada will raise interest rates. At the same time, the US and Canada have slapped new tariffs on each other’s goods.
“Many of Canada’s housing markets took a step back in September,” Shaun Cathcart, the real estate board’s senior economist, said in a news release. “This was hardly surprising given the latest jump in fixed mortgage rates, and with the Bank of Canada now widely expected to follow with a rate hike before the end of the year.”The number of properties put up for sale also fell in September from the previous month, with a 1.8% drop, the data show. Benchmark prices are now down 3.5% from the same time last year.
